ATLANTA AESTHETICS AND PLASTIC SURGERY (GOALS)
F&F entered into a firm fixed priced contract to perform design build services for the complete interior renovation of 5500 sq ft space built in 1940 from the four individual Office suites to a single Plastic Surgery Center. The original contract included work for renovated 3 individuals suites, then following scope of work changed from these a) add the final 4th suite; b) add exterior painting; c) Structural Engineering for demo of ramp and replacement, c) add exterior parking stripping and masonry storage; d) add surgical equipment; e) interior design elements and f) planters on ramp.
The overall scope of work included to the building located at 3576 Chamblee Tucker Road, Atlanta, GA 30341 is architectural as-builts and design; permitting; asbestos removal; demolition; complete plumbing, electrical, mechanical plumbing upgrades; drywall; wallpaper; interior and exterior doors, frames and hardware; low voltage, interior and exterior paint; planters; flooring; new acoustical and hard ceiling; exterior parking lot stripping and clean up; exterior ramp demo and replacement; and curtain walls in various non-surgical massage areas.
EVAN ALEXANDER GROOMING OFFICE RENOVATION
F&F entered into a firm fixed priced contract to perform interior retro fix of a 4338 sq ft space previous hardware company office to an supplier headquarters. The original scope of services was changed by a) fire marshal to remove all existing wood paneling within the suite‘s warehouse and closet areas that was added by previous tenant; b)client requested additional paint in other areas, c) new electrical floor boxes to accommodate the new furniture lay-out; and d) to provide low voltage work (security system) that was excluded from the contract.
The overall scope of work included for the suite located at 5292 Oakdale Road, Smyrna, GA 30082 was to provide architectural as built, design, interior design with furnishings and permit, demolition, revised fire hazard sprinkler system, security system (mag locks, cameras & etc.), bathroom upgrades with installation of a steam shower, new dishwasher and single compartment sink, plumbing systems, installation of one new 5 ton HVAC units with new ductwork and repairs to exiting mechanical system, and upgrades to electrical system with modification to the electrical panel, drywall, interior doors, frames, hardware, interior paint, flooring, and acoustical ceiling.
JJR ACCOUNTING OFFICE RENOVATION
F&F entered into a firm fixed priced contract to perform design build services for the complete gut rehab of 3310 sq ft space built in 1930 transformed from Dentist office to a modern Accounting Office. The original scope was revised to include owner requested and unforeseen conditions such as a) asbestos removal; b)new roof, soffit, fascia and gutters replacement; c)exterior building paint, parking lot stripping and new sidewalks, d)new adjacent single car garage with driveway for owner; e)countertop upgrades in breakroom & bathroom; f)upgrades from cove base to 5” wood baseboard and decorative ceiling molding; additional electrical outlets to accommodate changes to furnishings.
The overall scope of work included but not limited to architectural as built, design and interior design with furnishings; permitting; asbestos removal; demolition; complete plumbing, electrical, mechanical plumbing upgrades; drywall; cabinets and countertop; interior and exterior doors, frames and hardware; interior and exterior paint; tile flooring; new hard ceiling; exterior parking lot stripping and clean up; sidewalk; garage and driveway.
PRETTY GIRLS GET WAXED
F&F entered into a firm fixed priced contract to perform interior retro fix of a 1910 sq ft space previous hair salon to an wax salon. The original scope of services was changed by the owner to a) modify cabinet sizes from 24” deep to 18” deep for furniture accommodations; b) upgrade lighting package for brighter fixtures in wax rooms and additional outlets for equipment; and c) change exterior metal doors and hardware.
The overall scope of work included but not limited to architectural as-built, design and interior design with furnishings; permitting; demolition; complete plumbing, and new bathroom, electrical, mechanical upgrades; drywall; wallpaper; interior and exterior doors, frames and hardware; ceiling speaker system, interior paint; flooring; and new acoustical ceiling.
